About this site
Yakubov Property Records is an independent public-records project published by Noah Kazakov, a member of the public. It is not affiliated with the City of New York, HPD, DOB or any court, and it is not a law firm. The goal: help tenants in these buildings get repairs made, by putting the city's own records and practical help in one place.
Where the numbers come from
- Only official public datasets: HPD violations, complaints, litigation, registrations and emergency repairs; DOB violations and job filings; ECB; ACRIS deeds; PLUTO. Refreshed daily.
- A building is included because its HPD registration names the same contact. Buildings linked only by a similar name are excluded.
- "Since the current owner" uses the most recent ACRIS deed into the current registered owner.
- No apartment numbers or tenant information are ever published.
Scope of every headline number
The homepage headline '18 open records' counts HPD (13) plus DOB (5) open rows for the seven monitored buildings. The figure of 13 HPD violations open is the HPD-only count. Both appear with their scope stated wherever they are shown.
| What is counted | Count |
|---|---|
| HPD violations, all time, 7 tier-1 buildings | 1,509 |
| All agencies (HPD + DOB + ECB), all time, tier-1 | 1,620 |
| All agencies, all time, incl. unverified-variant buildings | 1,681 |
| HPD violations issued during current owner's title, tier-1 | 530 |
| HPD violations currently OPEN, tier-1 | 13 |
| HPD complaints (problems), tier-1 | 1,618 |
The '1,500 violations' figure matches only an all-years, all-owners HPD count. Most of those are closed or dismissed, and many predate the current owners.
Corrections and responses
Every figure here comes from a city agency, and this site re-reads that data every day. If a record is wrong or out of date, the agency that issued it can correct it: HPD for violations, complaints and registrations (HPD Online or 311), DOB for building violations and filings (NYC Buildings). Owners can certify corrected violations with HPD. Once the agency updates its record, the change appears here automatically.
